Operating layer for the real estate lifecycle

The real estate lifecycle,
delivered fully assembled.

A managed operating-intelligence layer for the entire real estate lifecycle — not software, infrastructure.

We guarantee the design is complete and that we assemble it end-to-end. Operating the business stays with you — we make every step traceable.

● First version — Explorable IFC model
The problem

Real estate runs on declarations.
Infrastructure runs on evidence.

In real estate, value doesn't leak all at once: it drains a little at every handover. The more the phases stay disconnected — design, bill, procurement, site — the larger the final bill.

Decisional opacity

When you decide without a measurable picture, you decide on instinct. Choices made in the dark turn into extra costs that surface only downstream, when fixing them costs more.

Late detection

An inconsistency between model, quantities and site found late isn't corrected: it's redone. And rework, on a complex project, weighs on construction cost far more than it seems.

No operational memory

Once the project ends, the know-how scatters. The next project starts from zero, repeating the same mistakes — because nothing of what was learned stays in the system.

The method · the puzzle metaphor

You start from the target picture, not the pieces.

You don't assemble the puzzle. You set the result you want; the system tunes to it, activates the workstreams and hands it back assembled. The human stays inside the frame — in the loop, not outside.

STEP 01

The picture

The target
Define the result — the property, the project, the lifecycle to govern. You start from the complete image, not a heap of pieces that might fit.
What we guarantee

The design exists and is solvable: the components are built to integrate.

STEP 02

The engine tunes in

Unpacks · draws · learns
The system calibrates to the target, breaks the work into its streams, draws on the template library and improves with every cycle.
What we guarantee

The pieces fit: one source of truth from model to cost.

STEP 03

Assembled and delivered

Turnkey
We recompose the puzzle and hand it back assembled. You don't assemble: you operate. Assembly is no longer your risk.
What stays with you

Operating and growing the business — the entrepreneurial risk. Honestly: this we don't remove.

H.ai — Human in the ai loop: the ai empowers, the human decides.

The platform · capability with stated maturity

One chain, one source of truth.

From model to governed cost: fewer surprises, less rework, one source of truth that learns with every project. Every link published with its real state.

01

IFC model intake

The IFC model is uploaded and interpreted: every element becomes a readable, linkable datum. Where the chain begins.

First version
02

Quality control

Before any number is extracted, the model passes an automated check: rules, consistency, missing elements. Errors surface upstream.

First version
03

Quantity take-off (QTO)

From the validated model the platform extracts areas, volumes and counts, element by element. Traceable and repeatable.

First version
04

Bill of quantities (BOQ)

Quantities become a structured bill by category and line. The economic base built on data, not guesswork.

05

Interior design + BOM

The interior project plugs into the same chain, with the bill of materials generated by the platform. One language.

Who it's for

Three ways in, one infrastructure.

Investors, developers and partners look at the same system with different eyes. Each is after something specific — and each of these doors leads into the same infrastructure.

01

Investor

A thesis, not a bet
Not a startup that hopes, but an integrated model already proven in the field. Today that method becomes scalable with AI.
02

Developer & Owner

Control from model to cost
Governed quantities, bill and materials on a real project, with the maturity of every capability stated. It starts with a pilot, on one of your properties.
03

Partner

It fits your workflow
A proprietary data layer, independent from any single technology vendor, designed to plug into the flows you already use. Integration is designed together.
Governance & trust

Built like infrastructure. Governed like infrastructure.

LifecycleRE is built for contexts where an output must stand up to scrutiny — from an investor, an institution, an auditor. Four principles hold it up.

Stated maturity

Every capability is published with its real state — first version, in build, on roadmap. No vaporware, no inflated claims: we always distinguish what is ready from what is still in build.

Upstream data quality

The quality of input data governs quantities, costs and decisions. Control starts not at the report, but at the model: an error caught here doesn't propagate downstream.

Managed model

Not self-service: every engagement is overseen, with a reporting and governance level defined per client. We don't sell access: we steward an outcome.

Cumulative intelligence

Every cycle leaves useful memory — decisions, quantities, costs — and makes the next project faster and more governable. The system improves as you use it.

We don't theorise it. We already built it.

What LifecycleRE now does with AI, we already built — by hand, a decade ahead of the market. One client, one interlocutor: from buying the land to the keys in hand.

Over three decades of real estate practice, from the first sketch to the last invoice. Here's where we come from.

Chapter 1

T-Quadro

Over the years the T-Quadro group is born: an integrated system of companies governing the property from start to finish. Its heart is the T-Center in Rome: an old factory turned into a hub with twelve departments under one roof — one of Italy's first integrated real estate services centres.

One client, one interlocutor: from buying the land to the keys in hand. It was LifecycleRE in physical form — a decade before the market was ready.

T-Center, Rome T-Center, Rome
Chapter 2

ItaliaLifestyle

The craft continues as ItaliaLifestyle, and moves abroad: Made-in-Italy turnkey luxury, end-to-end execution with a single project manager overseeing every phase. Project management of international five-star hotels and retail fit-outs for luxury brands. From model to site, always the same method: everything under control, one person accountable.

Chapter 3 · The founder's letter

My craft, industrialised

I started in 1987, selling homes in Rome. I never left real estate since: agent, then entrepreneur, builder, project manager.

Over the years I learned something simple and hard: in a building's lifecycle, value leaks wherever the phases come apart. Design, quantities, costs, materials and decisions must stay on one chain. When they disconnect, every error drags downstream — and someone pays for it.

I gave that conviction a physical form more than fifteen years ago, with the T-Center. It was a decade ahead, and the tools weren't ready. Today AI makes it possible to do — at scale, and traceably — what I once did by hand, coordinating people and offices.

LifecycleRE is my craft, industrialised. And I present it for what it is — what is a first version and what is still in build, without inflating anything. That is how you build something people can trust.

Questions

Direct answers.

What is LifecycleRE?

A managed operating-intelligence layer that governs the entire real estate lifecycle — from feasibility to asset management. Not a management tool or a BIM tool: an infrastructure holding model, quantities, cost and decisions in a single source of truth. The architectural core is in its first version; the rest follows a governed roadmap.

So is it BIM software?

No. BIM is an input, not the product. LifecycleRE turns the model into quantities, bills and governed decisions, with memory that compounds across projects. 'BIM' is deliberately not in the name: the scope is the lifecycle, not modelling.

What's in the first version?

The end-to-end architectural discipline: IFC model → quality control → quantities (QTO) → bill (BOQ), with integrated interior design and a product library. An essential version already built; further functions in progress.

And the rest of the lifecycle?

Feasibility, procurement, construction, handover, facility and asset management are the full vision and follow a governed roadmap. Every capability is published with its real status — First version, In build, On roadmap — no inflated promises.

How is it different from traditional tools?

Traditional tools move files from A to B. LifecycleRE turns the model into traceable quantities, costs and decisions, and keeps memory across projects: fewer surprises, less rework, one source of truth that learns with every job.

How does it handle interior design?

As a native area, not a bolt-on module. From the model it moves to concept, material and product selection and specification, on the same source of truth as the rest of the chain. The acquisition funnel (Style Gateway) is in build.

How are our models and data handled?

Project data is used to produce traceable quantities, cost and decisions. Governance separates what is verified from what is in progress: every advance is anchored to evidence, not claims.

Is it production-ready today?

The architectural core is in its first version. Everything beyond it is labelled with its real status. We do not sell maturity we do not have: real demos are proof, not promise.
